about archizen architects
Archizen is a leading boutique architectural practice established in 1998 by Director and Nominated Architect and licensed builder Adrian Zenere. We're registered architects and an A+ Practice member of the Australian Institute of Architects specialising in the 'Care Built Environment' and Residential Developments. From our Sydney base we design unique small to medium sized child care, health care, aged care and animal pet care projects as well as residential developments across Sydney, throughout Australiaand New Zealand.
No project is too difficult for us here at archizen and we love challenges including narrow, difficult and sloping sites. With nearly 3 decades of experience in architectural design and construction our dedicated team have managed to build great long term relationships with many Councils. With an extensive architectural portfolio archizen is proud to have an outstanding approval success rate while still pushing the boundaries of architecture. We encourage you to contact us and check out our FAQs page.
Not sure where to begin with your care or residential development project? The first step is to make an appointment with the Duty Town Planner at your local Council who will answer your initial questions. Be sure to visit Council and take all relevant information with you and depending on your type of project you could ask about zoning, traffic, parking, land size and frontage requirements as these generally impact the design of many projects. We find by making an appointment with the Duty Town Planner you are more likely to receive information specific to your particular site, rather than general information over the phone from a planning clerk. Planning codes are constantly changing so we recommend that you visit your local Council 4-6 weeks prior to searching for your architect and starting the design process.
Should you receive positive feedback from your preliminary discussions with your local Council the next step is to gather the following documentation for your property:
1. the certificate of title deposited plan (DP) - that shows the dimensions of your site
2. a current section 149(2&5) certificate (less than 3 months old) available online from your local Council, typically takes 5 days
3. a copy of the sewer diagram
If you have recently purchased your property these can generally be found in your 'Contract of Sale'
When should I contact Archizen Architects? Our Fee Proposals are valid for 28 days so we recommend contacting us about one month prior to starting the design process.
How do I book an initial consultation? Once you have gathered the information above we offer property owners an initial consultation in our Sydney office - the next step is to contact us to book an initial Consultation with a Registered Architect held in our Hurstville South studio. To get the most out of your Initial Consultation you need to bring the above documents and any additional information such as any existing floorplans, survey and images of what you're trying to achieve - note the more information you bring with you the more we will be able to assist you.
Upon receipt of your documentation listed above and following your Initial Consultation we can provide you with a written fee proposal for our architectural services. If you decide to proceed we use a simple 6 step design process - you won’t find a more straightforward easy to follow step-by-step process.
If your project is located outside of Sydney please contact us and we can work with you by phone and email. If you are not the property owner and are looking to purchase/lease a property for development please ask about our Pre-purchase consultations for a nominal fee.
our 6 step design process
There's no question whether you're a beginner or more experienced that an easy to follow step-by-step process and proven model makes all the difference. If you're about to embark on a small to medium sized care project (child care, health care, aged care, pet care) or residential development why not leverage off our 30 years of professional expertise in design & construction and our highly experienced team of specialist consultants. Let us hold your hand throughout the entire process and help you to achieve a successful result for your project. - it's easier than you think!
Council Pre-DA Meeting Services
Should you decide to engage Archizen as your preferred architects we can begin the Pre-Design process the same day. A registered architect will meet with you on site to confirm your design brief and note any site challenges/opportunities prior to any design work.
After assessing all the relevant planning codes the same registered architect will design your freehand concept sketches and you can receive your initial sketch, hand drawn to scale. They also prepare all necessary documentation for a Pre-DA meeting with your local Council and attend the Pre-DA meeting, as your representative, with you to discuss the details of your application.
After obtaining Council's feedback, should you decide to proceed further we include any requested design updates during Step 2 Detailed Design.
Using the latest sophisticated 3 dimensional archiCAD computer generated technology, we input your freehand concept sketches into our software and make any requested design updates from feedback received by Council during the Pre-DA meeting. This is where you start to see your design come to life in more detail before you spend any money on construction.
During the Detailed Design Development stage you will experience a realistic and exciting three dimensional visualisation of what your final project will actually look like. For an additional fee animated fly-through videos & colour renderings can be produced as we can tailor these optional extras to your needs and budget.
Development Application Documentation
Archizen Architects will prepare all the plans, elevations and specifications that are required for the Development Application with your local council.
We produce shadow diagrams, including neighbouring properties in your drawings as required and we will liase and meet with council to discuss your project whenever it is necessary. With 3 decades of experience in design and construction we have built great long-term relationships with many Councils across Sydney and throughout Australia while pushing the boundaries of architectural design.
Upon obtaining written approval of your design from your local council and after receiving your instructions, we can provide additional architectural services including detailed construction drawings and all documentation required for the construction certificate/building permit.
We can produce all necessary detailed roof plans, ceiling, lighting & electrical drawings and elevations including schedules and specifications.
We can also liase and meet with the relevant consultants such as engineers, builders and contractors where necessary. We've made this stage completely optional as some of our clients such as experienced builders and developers prefer to handle this stage and save costs. While others with limited experience and time prefer to have us complete this stage so they can enjoy a stress free experience.
Drawings required by builders for tendering are prepared in a comprehensive tender package so building contractors can compare 'apples with apples'.
We include drawings, detailed specifications and specialist reports and we discuss these documents along with our expectation levels with potential builders on our Builders' Tender List. We send your tender package out to a number of builders who have registered an expression of interest in quoting for the construction of your project. You are free to use your builder or one on our Builder's Tender List who has expressed and interest in your project and submitted us with a quotation, alternatively you can SAVE $$$ by becoming an owner builder.
The tender package is designed to make tendering for your project quick and easy so you can start your project as soon as you are ready. And you get to choose your builder. Again to help you stay within your budget we have made the Design Tender stage completely optional.
Archizen can take the stress out of the building process by acting as your agent, liasing with the builder you choose on site, giving you peace of mind by ensuring that your home or project is being built according to your plans and specifications.
Your architect will meet with the builder you've chosen and the relevant council representatives as often as necessary to ensure the building process is as smooth as possible. Your architect will keep you informed promptly if they have any concerns whatsoever to keep delays and costs to a minimum. Again to stay within your budget we have made the Contract Administration stage completely optional.

testimonials and comments - what others say about us
"It is a viable reuse as a childcare centre and there is potential to retain the integrity and character of the setting and the significant landscape - it is approporiate for the extension to be creative and modern design." Lane Cove Council Pre-DA Meeting comments. Little Learning School Lane Cove
"The design of this purpose built Child Care Centre is excellent and demonstrates a clear understanding of the relationship between the physical environment and the operational requirements needed for compliance with the National Quality Standard and Regulations for Early Childhood Education and Care Services." - Hurstville City Council (Georges River Council) Pre-DA Meeting comments for a new child care centre in Penshurst.
"The proposal demonstrates a sensible layout. The incorporation of a basement is a good strategy on this confined site. In general, the size, location and double frontage of the site make it suitable for a childcare centre. The preliminary layout is also reasonable in terms of scale, orientation, vehicular access and basement layout. The proposed childcare centre's layout and design appropriately considers the potential impact to adjoining properties". - Sutherland Shire Council Pre-DA Meeting comments for a new childcare centre in Caringbah.
"What is proposed is a good quality functional design for a Child Care Centre. The age groups and ratios of children also indicate a knowledge of the National Quality Standard and Regulations." - Hurstville City Council (Georges River Council) Pre-DA Meeting comments for a new child care centre in Mortdale.
"I had an unfortunate experience with my first architect. Thankfully I found Adrian, I read an article about Adrian being an eco-friendly architect, so I rang him up. As soon as he walked in he had a fabulous view of what we could do." - Julia (alteration and addition to existing residence)
"Adrian immediately understood and supported our objective. He provided invaluable design advice useful tips." - Emma and Leo (alteration and addition to existing residence)
"Looking back to our very first meeting a year ago, when we decided to engage Adrian we knew that we would be able to work with him. From the beginning, he was friendly and professional and never failed to listen to what we had to say. Adrian was very patient and understanding to our needs. He would not proceed to the next stage until we were entirely happy with the design."
"Council Approval went very smoothly. Adrian made sure that Council had everything they needed to ensure a smooth assessment, which was going to be challenging since we were in a Heritage Conservation Area and in a Bushfire zone. There were no problems raised by Council and the plans were approved without delay." - Joe (new residence)
"Changes were never too much trouble and Adrian always attended to them in a timely manner. Adrian even gave us changes that were better than what we could had thought of. He always made sure that the architectural integrity of the design was never compromised while incorporating any necessary changes."
"Adrian gave us his unwavering commitment even after we had made our final payment. We decided to sell the property with the DA approved plans and found that Adrian went beyond the call of duty to provide us with additional drawings to use in the advertising campaign with the Real Estate Agent, and he had a willingness to speak to any prospective buyers." - Wilma (new residence)
"We found working with Adrian to be easy and relaxed. His professionalism and friendliness made it an exceptionally enjoyable journey. We would have no hesitation in recommending him and Archizen's services to anyone. In the future, if we find ourselves in need of any architectural services or advice, we would contact Adrian at Archizen without hesitation." - Joe (new residence)
